Takeoffs that don't eat your weekends

We set up AI that reads your PDF drawing sets, measures the quantities and builds the estimate workbook, the proposal and the marked-up drawings. Three different AI models check each other, and a person checks every number before it goes out.

What it is

In plain English

The invite lands on a Tuesday. Bids are due next week. The plan set is thick, the spec book is thicker, and you’re on a job site until four. So the takeoff happens at the kitchen table at night, one elevation at a time, and you hope you didn’t miss a wall.

This is the system Dom built for his own company and still uses on his own bids. See how it runs there. He does exterior work, so his version measures EIFS, stucco, brick and panels wall by wall. AI goes through the drawings, finds the sheets that matter, checks the scale and measures. Then two more AI models do the same takeoff on their own. Where the numbers agree, you move on. Where they don’t, or where something couldn’t be measured, it’s printed in red so nobody misses it.

What it doesn’t do: send a price without you. You go through the red flags and the marked-up sheets before any number leaves the office. Your rates, your markup and your feel for the job stay yours. The AI takes the counting off your plate, so your time goes into checking and pricing instead of clicking.

We set it up on your own computer and accounts, built around the way your trade measures. Then we test it on bids you’ve already priced, so you can hold it up against your own numbers, and we train whoever does your estimating. Once the numbers are checked, proposals, SOVs and submittals picks up from there.

Want a feel for it first? The photo-to-estimate demo shows the short version: one sample photo of cracked brick, failing stucco or broken steps turned into a scope and sample line items. For the bigger picture, see AI for contractors.

What’s included

What you get

Set up on your accounts, tested with your real work, and explained to your team before we call it done.

  • Takeoff from PDF drawing sets: areas, lengths and counts by material, sheet by sheet, with every shape named so you can find it later
  • Three AI models (for example Claude, ChatGPT and Gemini) take off the same scope, and their numbers are lined up side by side
  • Anything the models disagree on, or couldn't measure, printed in red for a person to check, never a silent guess
  • Spec and addenda review: the sections for your trade pulled out, with products, alternates and exclusions listed
  • Estimate workbook in Excel, priced from your own past bids, labor rates and markup, with alternates broken out
  • Proposal draft with scope, inclusions, exclusions and clarifications in your company's wording
  • Marked-up drawings to attach to the proposal, so the GC sees exactly what you priced and what you didn't
  • Training for whoever estimates: how to check a takeoff and when to override it

How it works

One example, step by step

A typical setup. We shape every step around how your business already runs, and you approve anything that goes out.

Example workflow

Estimating & Takeoff Automation, start to finish

  1. Step 1

    Plans come in

Drop the PDF set, the spec book and any addenda from the GC invite or the bid page into one folder.

  2. Step 2

    Measure

AI finds the sheets for your trade, checks the scale against a known dimension and measures the areas, runs and counts.

  3. Step 3

    Cross-check

Two more AI models do their own takeoff. Differences and gaps get flagged in red.

  4. Step 4

    You check

You or your estimator go through the flags and the marked-up sheets and fix what's off.

  5. Step 5

    Price it

Checked quantities flow into your estimate workbook with your past prices, rates, markup and alternates.

  6. Result

    Send it

The proposal and marked-up drawings are ready for you to sign and send to the GC.

More questions and answers
Will AI get the takeoff right on its own?

Not every time, and we won't pretend it does. That's why three models measure the same scope and every difference gets flagged. A person on your team checks the marked-up sheets and signs off on every number before a price goes out. You stay the estimator. The AI does the clicking and the counting.

What kind of drawings and trades does it work with?

It works best on vector PDF drawing sets, the kind architects and engineers export straight from their design software. Scanned sheets and phone photos of plans are harder. Dom built his own version for exterior work like EIFS, stucco and brick. If your trade counts fixtures or runs pipe and wire, we test it on your own plan sets during the audit and tell you plainly what works and what still needs a person with a scale.

Do I have to give up Bluebeam or my estimating spreadsheet?

No. We build around what you already use. Quantities land in your own workbook with your rates and markups, and the marked-up sheets come out as PDFs you can open and check in Bluebeam the way you always have.
